      There was a time when a handshake meant an agreement had been reached. Those were the good old days. Those were the days before landlord-tenant laws, landlord-tenant attorneys, and tenant-friendly judges. When you rent your property with a handshake, you may be agreeing to one thing, and your tenant to something entirely different. Each of you thinks you are agreeing to the same thing, but you probably aren’t. This is why we should have rental agreements and leases. They do not mean that you mistrust the other person, they mean you both are on the same page. A good rental agreement means better tenant relations and everybody agreeing to the same things.
      While there are “handshake deals”, it is not generally a good practice. For a contract to be binding and enforceable it must be in writing. This is for the protection of all concerned parties.


  • Our Fees

    Management Fee: 10% of the monthly rent or $100.00 whichever is greater.

    Tenant Identification and Placement: 20% of the first full month’s rent. If the tenant and their lease are already in place, there will be no Tenant Identification and Placement fees charged.

    Lease Renewal with Current Tenant: If after the initial term, the lease is renewed with the original tenant, additional consideration of $50.00 will be charged to the Owner to cover the administrative cost of renewing the lease.

    Eviction Cost:

    1. Clerk of Courts Eviction Filing Fee: $185
    2. Clerk of Courts Summons Fee per Tenant: $10
    3. Service of Process in Duval County: $75*
    4. Removal by Sheriff: $100**
    5. Attorney Fee: $300.00

    *ONLY A Sheriff Appointed Legal Process Server may serve an Eviction Summons. This fee is Per Tenant.

    **Most tenants will vacate once the Final Judgment has been made. However, some may choose to be difficult, and the Sheriff charges a fee to physically remove them from the property if necessary.
